1
00:00:19.450 –> 00:00:20.870
Ed Allcock, Allcock & Marcus: I had to make you hold. Just

2
00:00:38.630 –> 00:00:39.150
Ed Allcock, Allcock & Marcus: yep.

3
00:00:39.150 –> 00:00:39.920
Dianne O’Connell: Hello!

4
00:00:40.683 –> 00:00:45.890
Ed Allcock, Allcock & Marcus: Yes, it is recording. Excellent! No. So we finally got this. Alright.

5
00:00:46.100 –> 00:00:47.429
Ed Allcock, Allcock & Marcus: You ready to go.

6
00:00:47.780 –> 00:00:48.570
Dianne O’Connell: Yeah.

7
00:00:48.570 –> 00:00:51.600
Ed Allcock, Allcock & Marcus: Alright! 5, 4, 3, 2, 1

8
00:00:52.890 –> 00:00:59.819
Ed Allcock, Allcock & Marcus: hi! Everybody ed Alcock from Alcock and Marcus, and this is our monthly

9
00:01:00.020 –> 00:01:01.800
Ed Allcock, Allcock & Marcus: A. And M. Spotlight.

10
00:01:01.850 –> 00:01:05.500
Ed Allcock, Allcock & Marcus: and this month we wanted to spotlight

11
00:01:05.690 –> 00:01:07.740
Ed Allcock, Allcock & Marcus: Diane O’connell.

12
00:01:07.780 –> 00:01:15.309
Ed Allcock, Allcock & Marcus: who is a property manager and the owner of Doc management. Llc.

13
00:01:15.330 –> 00:01:18.400
Ed Allcock, Allcock & Marcus: The reason I wanted to spotlight Diane

14
00:01:18.630 –> 00:01:24.999
Ed Allcock, Allcock & Marcus: is because she represents what I consider to be sort of a a niche

15
00:01:25.722 –> 00:01:29.310
Ed Allcock, Allcock & Marcus: in terms of property management practice.

16
00:01:29.390 –> 00:01:32.419
Ed Allcock, Allcock & Marcus: which is representing a smaller

17
00:01:32.978 –> 00:01:49.370
Ed Allcock, Allcock & Marcus: condominium associations what I call sometimes the forgotten and the great under underrepresented Diane. So why don’t you introduce yourself and tell us a little bit about Doc, and your background.

18
00:01:50.000 –> 00:02:19.129
Dianne O’Connell: Sure. Hello, everyone! My name is Diane O’connell. I am the proud owner of Doc. Management, Llc. And a little background about me. I’ve been in the property management space for over 15 years. I work for some big names like Gray Star and Barkin, so I very much have a great understanding of how the property management business works, and I’m very excited about it, because it’s something that I really enjoy and feel like I’ve done quite well at so

19
00:02:19.180 –> 00:02:22.249
Dianne O’Connell: happy to be of assistance to anyone who needs.

20
00:02:22.250 –> 00:02:31.359
Ed Allcock, Allcock & Marcus: So tell us about. Tell us about your your niche or niche. I think it’s niche. It’s the smaller condos. And is there any particular location.

21
00:02:32.070 –> 00:02:52.199
Dianne O’Connell: Sure. Yeah. So we specialize in condos, even rental complexes under 20 units. We just found that this particular amount is very digestible, easy for us to manage. It gives us that level of service that we want to guarantee.

22
00:02:52.300 –> 00:03:11.119
Dianne O’Connell: So the areas that we specialize in our Back Bay, South End seaport, Beacon Hill and the South Boston areas. We just find again that that allows us to give the best possible service because our network is in that area that we can rely on to service all of our units.

23
00:03:11.120 –> 00:03:15.120
Ed Allcock, Allcock & Marcus: I I have to say, Diane, in. In my experience.

24
00:03:15.190 –> 00:03:24.469
Ed Allcock, Allcock & Marcus: It’s it’s a it’s a growing need. A lot of these places have the smaller condominiums we all know about salty in the 3 deckers

25
00:03:24.540 –> 00:03:27.679
Ed Allcock, Allcock & Marcus: and the Condo Boom. That’s occurred there.

26
00:03:28.145 –> 00:03:36.440
Ed Allcock, Allcock & Marcus: It it, you know, and there’s not a lot of management companies that are focused on this area. Can you tell

27
00:03:36.958 –> 00:03:45.089
Ed Allcock, Allcock & Marcus: the audience why you would be the best choice for smaller condominiums in these areas.

28
00:03:45.610 –> 00:03:50.609
Dianne O’Connell: Sure. So again, the level of service that we can provide.

29
00:03:50.710 –> 00:04:04.639
Dianne O’Connell: it just doesn’t exist in a lot of the larger companies, because they’ve grown really quickly. And so that’s again, why I choose to specialize in just those areas I mentioned, because we have

30
00:04:04.710 –> 00:04:16.960
Dianne O’Connell: enough contacts. We have vendors. We have so many contractors we can rely on that. Know me that I’ve built relationships with that can give that level of service to owners, rental owners.

31
00:04:17.000 –> 00:04:24.579
Dianne O’Connell: anything of the sorts. Again. We just really pride ourselves in good service and quick, responsive time.

32
00:04:24.965 –> 00:04:29.840
Dianne O’Connell: You know, whenever something happens in a unit, we’re the 1st to respond.

33
00:04:30.540 –> 00:04:40.190
Ed Allcock, Allcock & Marcus: You. You were telling me, Diane, that you also do some rentals, so so do you have the capability or the bandwidth

34
00:04:40.330 –> 00:04:52.210
Ed Allcock, Allcock & Marcus: to deal with even some rentals for non owner occupied units in smaller associations, while you’re also managing the associations.

35
00:04:52.790 –> 00:05:15.910
Dianne O’Connell: Yes, absolutely. I handle a lot of, especially what they call them as one off. So it’s like, if there’s a 4 unit building, and then one is just owner owned, but like they don’t live there, and they’re renting it out. But they’re say, live in Peru like I have one of our tenants. Now, right? We’re able to manage that for them. So we communicate with the owners, and

36
00:05:15.910 –> 00:05:28.779
Dianne O’Connell: you know it’s like a contracted agreement. So if the owner say is saying like, Okay, contact us. If this exceeds a thousand dollars or something, then that’s when we contact them. Or they say it’s 500, we

37
00:05:28.780 –> 00:05:58.410
Dianne O’Connell: come to agree to those terms. And then, basically, it’s just be connecting with the tenant when something goes wrong and then getting approval. Of course it exceeds that amount that we agree upon. And then we just facilitate all the maintenance. Especially if anything is preventative maintenance that comes up. And again, this helps us because we have just those small areas. But they’re pretty big. They’re pretty expansive. But we just have the network to be able to provide a quality level of service. So that way, people aren’t worried. They’re not.

38
00:05:58.510 –> 00:06:03.470
Dianne O’Connell: you know, especially people that don’t live on site. And they’re not there to actually

39
00:06:03.550 –> 00:06:09.119
Dianne O’Connell: check on their unit. We’re able to provide that to them and make sure that their unit is in good shape.

40
00:06:10.210 –> 00:06:13.460
Ed Allcock, Allcock & Marcus: So, Diane, what would you say right now?

41
00:06:14.048 –> 00:06:24.600
Ed Allcock, Allcock & Marcus: You know, managing a lot of these smaller associations? What is the number one issue that that you feel that the associations

42
00:06:24.700 –> 00:06:28.490
Ed Allcock, Allcock & Marcus: the Condominiums are facing in today’s climate.

43
00:06:29.740 –> 00:06:32.850
Dianne O’Connell: So I think when we’ve

44
00:06:33.360 –> 00:06:44.789
Dianne O’Connell: taken some business from other management companies, they just aren’t able again to provide good quality service because they’re not responsive. They might not answer emails and

45
00:06:44.830 –> 00:06:49.739
Dianne O’Connell: a building in the Association it suffers. So again, like

46
00:06:50.050 –> 00:07:13.820
Dianne O’Connell: that level of service that we provide is able to address that pain point. Another issue is that these buildings in Boston area are a lot older. So a lot of times owners aren’t aware of different programs they could take advantage of to maybe get rebates or reimbursements on items that might be affected, whether it’s like historical or like the airport. And

47
00:07:13.820 –> 00:07:33.360
Dianne O’Connell: the, you know, all of the vibration that comes from the planes and such, there are actually programs out there that do exist. But a lot of these property management companies might not advise them in that direction to help them. So that’s another thing. We really like to specialize in and helping people understand what is available to them.

48
00:07:33.360 –> 00:08:01.579
Dianne O’Connell: what they can do to make their property better? And keep up, because again, these properties are aging, and those are cause for concern, because there are big ticket items that end up to run into. If there’s like a big leak or something, how does that get addressed? What is our emergency maintenance plan, that kind of thing. And so we have all that. We have all that in place. We have emergency measures to handle these kinds of things and also prevent them.

49
00:08:01.820 –> 00:08:04.330
Ed Allcock, Allcock & Marcus: So. So you pride yourself on

50
00:08:04.873 –> 00:08:27.556
Ed Allcock, Allcock & Marcus: communication, which is sometimes lost when you’re dealing with with the bigger entities. I know sometimes they say somebody’s best ability is their availability. And and it sounds like you also rely on a a team of collaborative partners to get stuff done, whether it’s

51
00:08:28.090 –> 00:08:31.990
Ed Allcock, Allcock & Marcus: whether it’s, you know, operational stuff or

52
00:08:32.572 –> 00:08:37.400
Ed Allcock, Allcock & Marcus: building maintenance and repairs. So you you have. You have

53
00:08:37.510 –> 00:08:42.049
Ed Allcock, Allcock & Marcus: the infrastructure and the network in place to to present.

54
00:08:42.669 –> 00:08:43.229
Dianne O’Connell: No.

55
00:08:43.230 –> 00:08:44.336
Ed Allcock, Allcock & Marcus: Okay. Great

56
00:08:44.950 –> 00:08:53.357
Ed Allcock, Allcock & Marcus: what else? Anything else you wanna you wanna tell you wanna tell us about about yourself, and or

57
00:08:53.850 –> 00:08:55.100
Ed Allcock, Allcock & Marcus: Doc.

58
00:08:56.471 –> 00:09:01.490
Dianne O’Connell: Again. We’re a small operation, and we’re looking to stay.

59
00:09:01.500 –> 00:09:08.830
Dianne O’Connell: You know, we’re looking to grow slowly. We’re not trying to grow too quickly. Because, again, that’s 1 of the pain points that have

60
00:09:08.880 –> 00:09:26.330
Dianne O’Connell: hurt a lot of orders. Because again, these organizations, these condo management companies and apartment management companies have grown really quickly with the demand, and they’re not able to provide. So you know, we’re taking on new clients and we’re onboarding people. But again we do it.

61
00:09:26.540 –> 00:09:29.890
Dianne O’Connell: We do it with in a way that we know we can

62
00:09:29.940 –> 00:09:35.690
Dianne O’Connell: that we can address. We know that we can handle their needs, and that’s the most important thing.

63
00:09:35.980 –> 00:09:38.570
Ed Allcock, Allcock & Marcus: Like, I said. In my experience.

64
00:09:38.580 –> 00:09:41.829
Ed Allcock, Allcock & Marcus: this is a very important

65
00:09:42.554 –> 00:09:48.979
Ed Allcock, Allcock & Marcus: niche I I do feel like associations of this size

66
00:09:49.030 –> 00:09:51.530
Ed Allcock, Allcock & Marcus: are really

67
00:09:51.630 –> 00:09:53.360
Ed Allcock, Allcock & Marcus: underrepresented

68
00:09:53.410 –> 00:09:57.359
Ed Allcock, Allcock & Marcus: and and are in need of

69
00:09:57.450 –> 00:09:58.520
Ed Allcock, Allcock & Marcus: good

70
00:09:58.640 –> 00:10:07.790
Ed Allcock, Allcock & Marcus: available representation. And and I think Doc is, and and Diane are a great

71
00:10:08.475 –> 00:10:19.639
Ed Allcock, Allcock & Marcus: option to provide that representation if you’re looking for it. So, Diane, I know that you you get referrals from me.

72
00:10:19.991 –> 00:10:38.270
Ed Allcock, Allcock & Marcus: If anybody wants to contact Diane, you can email me at Ed at Am. Condo law, and I will give you Diane’s contact information. But, Diane, how do they get in touch with you if they want to, just skip a a communication with me and go right right to you.

73
00:10:38.810 –> 00:10:56.460
Dianne O’Connell: Sure. Well, again, we can go through you initially at 2. But if you want to get directly in contact with me, you can email me directly at Doc. Management. llc.@gmail.com. And again, you’ll see the level of responsiveness we get right back people.

74
00:10:56.810 –> 00:10:58.910
Dianne O’Connell: yeah, that’s the best way to reach me.

75
00:10:58.910 –> 00:11:03.930
Ed Allcock, Allcock & Marcus: So that’s Doc. Management. llc@gmail.com.

76
00:11:04.280 –> 00:11:05.319
Dianne O’Connell: Correct. Yes.

77
00:11:05.320 –> 00:11:08.431
Ed Allcock, Allcock & Marcus: Okay, great thanks for thanks for

78
00:11:09.050 –> 00:11:11.739
Ed Allcock, Allcock & Marcus: thanks for joining us today. Diane really appreciate it.

79
00:11:12.840 –> 00:11:15.100
Dianne O’Connell: Thanks! Everyone take care!
